Spring is ...uh Springing!!!

Well we are still kind of waiting for spring to get here at the lake but it is getting closer everyday.
Teresa saw her tulips making their way out of the ground, the days are getting a little longer, and the temperature is slowly creeping up. Our first two months of Real Estate activity here has shown some improvement. We are seeing inquiries more and more each week and with the warmer weather we expect it to continually grow. If you are looking for investments in Real Estate our community has a lot to offer. Things may seem bleak right now but I know good times are ahead of us. I personally refuse to let these hard times get me down. I know it will get better and I will be stronger from the lessons I have learned. How has this time in our lives made you stronger and what have you learned from this? I would be curious to know. Teresa and I have learned that by keeping a watchful eye on our finances, appreciating what we have, and a keeping our faith strong we have been overcome this. With spring just around the corner we look forward to a brighter day. I look forward to your comments. Now get out there and enjoy Spring!

A New Year, Low Interest, Big Opportunity!

I hope everyone had a safe and happy New Year! 2009 is definitely going to be interesting. With the lower interest rates now might be a good time for you to refinance, upgrade your present home or buy a home. What ever it might be I wouldn't be a good friend and REALTOR if I didn't remind you to be fully aware before going into any financial endeavor. It's just good common sense. Now is the time for all of us to become more involved in our own economic future and that in turn will help the economy as a whole. I am no different than anyone else. Over the course of time I have made some good financial decisions and some bad ones! I have learned to take care of and respect every dollar I have and spend it wisely. In the title of this post I said " Big Opportunity" so... here it is. The Big Opportunity is... are you ready?....YOU!!! Now more than ever we as Americans have a HUGE opportunity to make this country the great country it has been in the past. Our nature has always been a a state of resiliency. So in 2009 I challenge all of you to take your life by the horns and make it a great one. Because we are a great nation and will persevere. No I'm not running for office! LOL I just believe in us and know that better days are ahead. The future boils down to one of two ways to face it that involve two variables, Fear and Faith! You can take fear and turn it into faith or you can lose your faith and it turns into fear. I hope you chose the first one. Have a great year. Hope to see you all soon.

Let's be blunt. The nationwide trend has also hit the Lake of the Ozarks. HOWEVER, not as bad as most markets and now is a perfect time find great deals on a second home or investment property. If you have expendable income now is perfect time to work the Real Estate market to your advantage. I'm not a banker but I do believe, with good credit, it is still possible to borrow money and by that new house you and your family have been wanting. Why not take advantage of the foreclosure market. We have seen, in some cases, a difference in sold price versus list price that equals as much as 15%. On a $225,000 home that could be as much $30,000.00 or more!I deal mainly with foreclosure properties and they are of course solid right now. In the past year I have seen mainly homes and condos ranging from $30,000 to $250,000. I expect to see even more REO homes in 2009. Five Years At The Lake!

Of all days, on April Fools Day 2003 Teresa, Riley, (the basset hound) and myself loaded a 28 foot UHAUL with everything we owned ‘til we couldn’t pack anymore. We headed to what we hoped was the “Land of Milk and Honey”. What we found was a great place to live, work, and enjoy life to the fullest. The last five years have flown by but here is kind of a summary of how they went. Our original reason for moving to the Lake was Lee Mace’s Ozark Opry. The Opry was a great place to work and I worked there for two seasons. During that time I also sold advertising. Musically we found out we were in a “Hot-Bed” of musicians and that blossomed into many things for us. In the last five years we have played at several steel guitar shows and Western Swing shows around the country. We have met so many great people through this and wouldn’t trade our travels for the world. In 2005 we went from being the parents of two kids to being grandparents of two grandkids. Teresa and I have always been interested in Real Estate and what better place to learn the business than here. In September of 2003, Teresa took the first step and went to work for John Farrell Real Estate Co. as their listing coordinator. This was an excellent way to learn the business from the inside out. In 2004 I followed and became a REALTOR at John Farrell Real Estate Co. So that brings us up to the present. Thank you so much for being a part of our last five years and we look forward to many more years with our friends and family at our home, The Lake of the Ozarks. Awe yes… we did find the “Land of Milk and Honey.”
